And not choosing to go with an inside-out overhaul doesn’t really have to have anything to do with how much you can afford to spend. Renovating less or renovating efficiently happens to be a great way to be green.
Non-seamless walls show the seams where every panel adjoins to another panel. Since these walls are less work, they may be slightly cheaper but are also unappealing in appearance.
For window openings under 5 feet, build double 11 7/8 LVL headers for the windows. For windows over this, the LVLs should be triple ply to carry to extra weight. Nail a wall stud to the end of the header on each side and slam it into place. This literally will take you slamming it into place with a sledge hammer so don’t think it will be easy. Add a bottom plate out of wall framing lumber to the header. Frame the bottom portion of the window 16″ o.c. adding two top plates to the the bottom of the window. Add crippler studs to the inside of the window rough framing. Repeat this for every window opening. Make sure that whatever your rough opening is to add 6 inches extra for your framing and 3 inches extra for your header. Take your Mallforms down once the exterior wall is complete.
After you have checked to see if the length is accurate have a partner help you roll up this portion of your work or you can gather it together loosely and tie a string around it. This will make it much easier to deal with while you work on the middle and top sections.

Once the header is in place, you can safely remove the temporary walls and allow the structure to settle on the beam. 2×12’s can be exchanged for laminates and other LVL support beams. Always check load allowances prior to installation.
