Building a deck is a home improvement project that the average homeowner is more than capable of doing. It generally involves a series of simple sequential steps and involves basic carpentry skills. Deck building has become much simpler with the advent of home improvement retail outlets that offer how-to-do-it clinics, a wide variety of deck related building materials, tool and equipment rentals and even free deck design consultations. Because the construction process of deck building takes place outdoors, normal family home life is not really affected as it would be for some interior renovation. All of the mess is completely outdoors and the deck building process can extend from weekend to weekend without any real problems.
Drainage – Water needs to drain away from the pool to avoid standing water or dirt and mud getting into the pool. This is especially important if you’re in a location that has a history of flooding.

Municipal Fines, Condemnation and Demolition. This is my absolute nemesis. As an investor, you have little or no control of what your friendly town building will decide to do to that land parcel or building you have a tax certificate on. And, don’t expect the owner of the property to take care of any issues. With municipalities strapped for cash these days, it’s not unheard of to have $500 fines each time the city comes out to cut the grass on a small parcel. To make matters worse, the federal government is giving out grants for cities to demolish whole blocks of older properties. What you thought was a nice, older property to have a tax lien on could be on the condemnation list and demolished in less than a year. And, you have very few remedies to stop it.
By the time I got back to my house, the battered red lawn chair that had been on the front lawn for weeks had disappeared into the infamous yellow house.
Bankruptcy. This wasn’t much of an issue until recently. Normally, if a delinquent taxpayer filed for bankruptcy protection, your tax lien would still earn interest and be a higher priority over just about every creditor. However, spurred on by the mortgage foreclosure debacle, bankruptcy courts are now taking an active role by reducing the priority of tax liens held by investors or even reducing the rate of interest on a lien.
